All build-out plans must be reviewed and approved by ownership prior to construction.     Power availability varies by location and unit configuration. While many buildings are designed with single-phase power, we have worked with tenants on upgraded electrical solutions, including three-phase power conversions and other specialty power needs. If your business requires specific electrical capabilities for equipment, tools, manufacturing, or operations, please contact us directly so we can discuss available options and potential build-outs.

  • What utilities are included in the lease?

    Utility structures vary depending on the unit size, amenities, location, and use of the space. Some units may include certain utilities while others may have separately metered services. Availability varies, but we always try to work with our tenants whenever possible to help support long-term growth and flexibility.

  • What parking is available?

    Suite tenants are able to park directly in front of their unit. Depending on size, this may be 1-2 spaces. Some locations also offer additional reserved parking spaces for rent on a monthly basis. We always encourage tenants to communicate their parking needs with us early so we can help identify the best solution available at that property. To maintain a clean, professional environment for all tenants, we do have a strict policy around overnight outside parking, and non-operational vehicles. 

  • What maintenance and exterior services are included?

    AllCity Suites handles exterior maintenance for our properties, including snow removal, landscaping, and general exterior upkeep. We also work with trusted maintenance staff and local vendors to help address repairs and maintenance requests efficiently. Tenants can conveniently submit maintenance requests and communicate with management through our online tenant portal.

  • How do tenants communicate with management?

    We use a user-friendly online tenant portal through AppFolio that allows tenants to pay rent, submit maintenance requests, upload documents such as renter’s insurance, and communicate with property management. Our goal is to make communication responsive, organized, and convenient for our tenants.

  • What security and access features are available?

    Every AllCity Suites location includes security cameras and smart access touchpad doorlock systems designed to provide tenants with safe, convenient access to their units. All locations allow 24/7 tenant access, making it easier for businesses to operate on their own schedules. 

  • Can I receive freight deliveries at my unit?

    Yes. Our locations are designed with wide paved lots and easy maneuverability for trailers, box trucks, and commercial deliveries. While loading docks are not available, many tenants successfully receive deliveries, unload equipment, and operate service-based businesses from their units.

  • What HVAC and climate control options are available?

    HVAC features vary by unit and location. Office heating and cooling systems are controlled with a PTAC unit (like a hotel), and shop spaces are gas heat only. Both are separately controlled on thermostats. HVAC upgrades may be available as part of a build-out. If climate control is important for your business, equipment, inventory, or workspace, we encourage you to contact us directly so we can discuss available options.

  • What water access is available inside the units?

    Water access and plumbing features vary by building and unit type. Some units may include bathrooms, utility sinks, hot and cold water hookups, or additional plumbing features. Depending on the property and layout, certain plumbing upgrades or additions like washer and dryer hookups may also be possible through approved build-outs.   • Are there restrictions on business types or storage?

    All tenants and businesses must comply with local zoning regulations, property rules, and lease agreements.   • How do I get internet service in my unit?

    Internet service options vary by location. Tenants can work with our preferred local providers with established relationships and rates in each city, or choose their own internet service company based on availability and business needs.
